Rental criteria
Every applicant is screened against the same written criteria. Please review them before you apply.
I. Income
- Combined gross monthly income must be at least 2.5 times the monthly rent, verifiable in writing (pay stubs, employer letter, benefit letters, or tax statements).
- Qualifying sources include wages, salary, tips, Social Security, retirement, pension, savings, stocks, bonds, child support, alimony, unemployment, and public assistance.
- Savings may substitute for employment with a verified balance of at least 6 times the monthly rent.
- Otherwise, a co-signer who meets all criteria is required.
II. Rental history
The following will disqualify an applicant:
- An unpaid eviction within the previous year.
- An outstanding balance owed to a landlord.
- A history of lease violations, such as late payments, NSF checks, noise complaints, skips, or negative references.
Applicants with no rental history will need a co-signer, a double security deposit, or advance rent.
III. Credit history
- Bankruptcy: applicants are eligible immediately after a Chapter 7 or Chapter 13 discharge.
- Credit is weighed together with all other criteria.
- Medical debt and foreclosures are not disqualifying.
- Applicants with no credit history will need a co-signer or additional funds, at the landlord's discretion.
IV. Criminal and background
- All applicants are checked. Multi-state reports are run for applicants who have moved within the past 5 years.
- Felony convictions are disqualifying for life, including felony DWI.
- Registered sex offenders are disqualified for life.
- Misdemeanor or gross misdemeanor convictions against persons or property, or drug-related, are disqualifying for up to 3 years.
V. Identification
A government-issued photo ID, plus one of the following: Social Security card, passport, permanent resident card, or visa.
