We manage rental homes across the Twin Cities suburbs, including Eagan, Apple Valley, Lakeville, Burnsville, Inver Grove Heights, Woodbury, Eden Prairie, and Bloomington.
Two ways managers charge each month
A percentage of the rent. Many property managers take a share of the rent they collect every month. When the rent goes up, so does their fee, even if the work stays the same.
A flat monthly fee. The fee is a set dollar amount, no matter what the home rents for. That's how we charge: Minnesota Home Rental, Inc. manages for $99 a month for your first home and $79 a month for each additional home, plus one month's rent when we place a tenant, and nothing for any month the home is empty and no rent is owed.

Your first month: the leasing fee (one month's rent) and a $500 reserve come out of the first rent we collect, and the second month's rent if needed, so your first payout usually arrives in month two. You can also fund the reserve up front.

Our numbers use our published pricing: a leasing fee of one month's rent when a lease is signed and $99/month management per occupied home, with nothing charged for any month the home is empty and no rent is owed, plus our 15% repair coordination charge on the repairs you enter. Both sides pay the same repair costs, so only the coordination fee or markup is counted. Year-one totals don't include our $250 lease renewal, which applies when a lease is renewed. We also keep late fees paid by tenants. See every fee we charge.
The fees beyond the monthly fee
Two managers with the same monthly fee can cost very different amounts once everything else is added in. Before you sign with anyone, ask for every fee in writing:
What your monthly fee covers
Answered in 2 hours (7am–10pm), or that month's management fee is waived (Guarantee terms), rent collected and paid out monthly, every applicant screened, repairs handled by our maintenance vendor, and one licensed broker who can rent your home now and sell it for you later.
Emergencies are answered right away, 24/7.
Tenant Placement Guarantee: If a tenant we place is evicted within the first 12 months of their lease, we lease the home again with no leasing fee, as long as we still manage it and you rented at the rent we recommended. Eviction, advertising and turnover costs aren't covered.
Every fee we charge
Every fee we charge under our 2026 management agreement. If this summary and the agreement differ, the agreement controls. There is no setup fee, and you can cancel anytime with 60 days' notice.
